[JCR-3304] TestContentLoader used weird binary property values

Description

When preparing content for XML export tests, TestContentLoader uses base64-encoded values. As far as I understand, those do not have any special meaning in JCR.

We should fix this, because (a) it's confusing and (b) we aren't really testing with "binary" content here.
